Exclusive Right of Sale vs. Exclusive Agency listing agreements
The standard listing agreement used by 99% of agents is the exclusive right of sale…which entitles the listing agent a commission even if you as the seller find a buyer. However, in this age of technology, we realize that there is great potential to market and sell your property without the assistance of a Realtor. This is why our listing agreements are Exclusive Agency Agreements as defined below.
Exclusive Agency: This listing agreement allows the seller to seek out buyers for the property at the same time as the real estate agency is working to find buyers. If the eventual buyer is found by the seller, the seller pays no commission. If the buyer is found by the Realtor, a commission is owed to that real estate agent. This also includes buyers brought by buyer’s agents.
In addition to the extra exposure and marketing you will receive, we DO NOT charge a cancellation fee so you can fire us at any time as long as we haven’t already accepted an offer.
The biggest complaint of most home owners is that their agent didn’t do enough to sell their home and that their effort didn’t warrant a commission.
